About the Verona , New Jersey Area
 Tucked between the crests of scenic First and Second Mountains, Verona is just 15 miles west of the Hudson River in western Essex County. Within its 2.8 square mile area lays one of the prettiest parks you could ever hope to find-- Verona Park, which was designed by Frederick Law Olmstead, the same architect that designed Central Park in New York City. With a population of just under 14,000, it is the most populous Suburban Essex Town other than Montclair. When you ask someone from Verona what is special about their town, they will most likely mention its wooded beauty, small town feel, and its close proximity to New York City, major highways and public transportation. Verona, which is mostly residential, consists of colonials and a smaller number of split-levels and cape cod style homes. Two townhouse developments, garden apartments and the high-rise Claridge House Condominiums offer many different lifestyle choices. While there a small number of multi-family homes there is virtually no vacant land and, thus, very little new construction. Housing prices begin at about $140,000 for condominiums and go up as high as $900,000 for a spacious 4-6-bedroom home. Like other Suburban Essex towns, Verona has a traditional school system; kindergarten through twelfth grade. Highly regarded, Verona High School ranked 59th in the state in New Jersey Monthly's most recent survey. In addition to Verona Park, with its lovely man made lake, complete with paddleboats, Verona has many athletic fields, a new Community Center, tennis courts, and an Olympic sized community pool. Verona is only one mile from interstate 280 and 2-3 miles from Route 80 and Route 3. DeCamp buses transport commuters to Port Authority, a commute of approximately 45 minutes. PATH trains to the World Trade Center and Penn Station are available at Penn Station in Newark, as well as in Harrison. Paid parking is available. New Jersey Transit rail service to Hoboken with connecting PATH service is available in Montclair and Little Falls. With condominiums becoming increasingly popular among today's homebuyers, it is a good time to clarify the terms of ownership that seem to confuse many people. Condo-type residences most commonly fall into two categories - condominiums and townhouses.
A condominium is usually a multi-story structure. Each owner-resident has a deed of ownership for his own unit and owns the space within the unit, but not the land under the structure. Therefore, condo units can be stacked vertically. Condo owners share title to the common areas of the development, including land, exterior of buildings, hallways, roofs and swimming pools -- all areas used by all occupants. Each owner pays property taxes on their unit. Also, a monthly fee is paid to the homeowners' association that is used for managing and maintaining all common areas.
A townhouse, or town home community is usually a series of single- or two-story housing units, each linked to each other horizontally by common walls. Each owner hold title to their unit and the land beneath it, thus these units cannot be stacked vertically. Typically, a townhouse unit will be a two-story residence, with the living area downstairs and bedrooms upstairs. Common areas belonging to the townhouse development are owned jointly. Each townhouse owner pays property taxes and association fees.
